Where it is and what the city is like
Florianópolis is the capital of Santa Catarina. Most of the city is on Santa Catarina Island (Ilha de Santa Catarina), and part of it is on the mainland, connected to the island by bridges. The best known is the Hercílio Luz Bridge, 821 meters long, opened in 1926 and reopened in 2019. The municipality covers 674.8 km².
The population was 537,211 people in the 2022 Census, and IBGE estimates 598,370 in 2026, about 11.4% more. GDP per capita was US$ 11,000 (R$ 58,059) in 2023.

Doing the math on wages
The average formal-sector wage in Florianópolis is US$ 1,242 (R$ 6,312), the highest among the 14 cities. Even so, rent on a 70 m² apartment takes about 60% of that wage. Put another way: the average wage pays for 116 m² of rent in Florianópolis, versus 141 m² in Jaraguá do Sul and 56 m² in Balneário Camboriú.
Compared with Jaraguá do Sul, rent per m² is 68% higher and the purchase price per m² is 96% higher.

Water and sewage (CASAN)
CASAN charges a fixed fee of US$ 9.12 (R$ 46.34) a month plus US$ 0.61 (R$ 3.08) per m³ up to 10 m³. With 10 m³ in a month, water alone comes to about US$ 15.18 (R$ 77.14). Where there is a sewer network, the sewage charge is 100% of the water charge, and the bill goes above US$ 30.35 (R$ 154) (estimate). In Jaraguá do Sul, the same 10 m³ of water costs US$ 9.27 (R$ 47.11).

Best neighborhoods to live in Florianópolis: what each one costs
There is no "best neighborhood" for everyone: it depends on your budget, where you will work, and how much time you are willing to spend in traffic. What the data can show is price. In October 2026, 29 neighborhoods had at least 15 apartment rental listings.
The rent extremes
The highest average listed rent was in Morro das Pedras: US$ 17.63 (R$ 89.60) per m², or about US$ 1,234 (R$ 6,272) for a 70 m² apartment. The lowest was in Canto: US$ 7.99 (R$ 40.60) per m², about US$ 559 (R$ 2,842) for the same 70 m². The gap between the two is 121%.
Most expensive to rent: Morro das Pedras (US$ 17.63 (R$ 89.60)), Cacupé (US$ 16.35 (R$ 83.10)), Jurerê (US$ 14.52 (R$ 73.80)), Campeche (US$ 13.48 (R$ 68.50)), Agronômica (US$ 13.14 (R$ 66.80)). Water, rain and Civil Defense
Water outages
On Aug 31, 2026, after heavy rain, a water main broke in Palhoça. It carries about 70% of the water treated at the Cubatão plant to Florianópolis, São José, Palhoça and Biguaçu. Some neighborhoods went up to 5 days without water. Before renting, ask whether the building has a water tank with reserve capacity.

FAQ about living in Florianópolis
Is Florianópolis a good place to live?
It depends on what matters most to you. Among the 14 cities in SC (Santa Catarina) with more than 100,000 residents, Florianópolis has the highest average formal-sector wage (US$ 1,242 (R$ 6,312), 2024) and the 2nd lowest infant mortality. On the other hand, it has the 3rd most expensive average listed rent, only 55.2% of residents connected to the sewer network, and the 3rd lowest average IDEB score (Brazil's official public-school quality index, 0–10) for public schools.
What is the cost of living in Florianópolis?
The biggest expense is rent: US$ 10.68 (R$ 54.30) per m² on average in listings (Sep 2026), or about US$ 748 (R$ 3,801) a month for a 70 m² apartment, not counting the condo fee (condomínio, similar to an HOA fee) and property tax (IPTU). The DIEESE basic food basket cost US$ 167 (R$ 850.90) in August 2026. Water: roughly US$ 15.18 (R$ 77.14) for 10 m³, not counting sewage. Gasoline: US$ 1.29 (R$ 6.58) per liter. Bus: US$ 1.22 (R$ 6.20) with the resident card.
Is Florianópolis expensive?
For living there, yes, compared with the rest of SC. The average listed rent is the 3rd most expensive among the 12 cities with data, 68% higher than in Jaraguá do Sul. The DIEESE basic food basket was the 4th most expensive among state capitals in August 2026. The average formal-sector wage is also the highest of the 14, which partly makes up for it.
What are the best neighborhoods to live in Florianópolis?
There is no single best one for everyone: it depends on your budget and where you will work. By price, Morro das Pedras had the highest average listed rent (US$ 17.63 (R$ 89.60) per m²) and Canto the lowest (US$ 7.99 (R$ 40.60) per m²), among neighborhoods with at least 15 listings (Oct 2026). The full table is on this page.
Is living in Florianópolis worth it?
It tends to work better for people who arrive with a job or income already in place (public sector, tech, remote work, retirement) and put the beach and nature first. On the city's average wage, a 70 m² apartment eats up about 60% of the paycheck in rent alone. For people who rely on public schools or arrive without a job, the math is harder.
What are the pros and cons of living in Florianópolis?
Pros: the highest average formal-sector wage among SC's 14 largest cities, low infant mortality, the largest net gain in formal jobs in SC in 2025, and lots of beaches (100, under municipal law). Cons: expensive rent, sewer connection for only 55.2% of residents, public-school IDEB among the lowest of the 14, water outages (up to 5 days between August and September 2026, after a water main broke), and areas at risk of landslides and street flooding.
